FORT WAYNE, Ind. (21ALIVE) --- More evidence that Fort Wayne is becoming a magnet for housing developers looking to cash in on the downtown living craze.
66 new apartments are part of a project called Superior Lofts that will be next door to the county jail.
A developer from the Indianapolis area has purchased the old Jefferson-Smurfit packaging plant, intending to renovate the empty building into classic lofts and traditional apartments.
The same outfit is also turning a 100-year old building at Harrison and Pearl Streets into 44 living units, called Randall Lofts.
We've reported on the opening of the high-end Anthony Wayne condominium project, which overlooks the courthouse, as well as an expanding inventory of other housing options in the core of the city.
Mayor Henry's administration is giddy about the new project, and how it fits into the bigger picture.
" That lines right up with our housing market potential study we completed back in 2010, which said we could absorb about 180 units per year. We haven't hit anywhere near that in the last three," said Heather Presley-Cowen, Deputy Director for the city’s Division of Community Development.
Ash Insurance Brokerage is preparing to build its headquarters downtown, with a 15-story residential living tower in the blueprints.
The theory that if you get the downtown living train rolling down the tracks, everybody will want to jump on board, seems to be taking hold.
The Randall Lofts project has 97 people on a waiting list for 44 units.
The new 66-unit "Superior Lofts" complex is at least partially an attempt to satisfy that unmet demand.
The new project will charge rents according to what the market will bear, serving a clientele that’s looking for places to live downtown, but who don’t qualify for rent subsidies based on income.
